with the modular Insit-Screens, the desired shielding can be set up both spontaneously and variably.Insit with Insit screen, design: Wolfgang CR Mezger, illustration: WilkhahnThe old barn is now a modern residential building with farmhouse charm and the latest smart home technology in the background.In Mittelfranken, a young couple breathed new life into an old barn with a good dose of imagination, courage, passion and commitment: Where hay and straw used to be stored, there are now modern and spacious living spaces that deliberately do not deny their former purpose.Visible roof beams and solid wood furniture made from old timber give the rooms their unmistakable charm.The fact that a smart home with the highest level of comfort has been created at the same time only becomes apparent at second glance: the building technology is intelligently networked, the Gira Server X1 is the control center.Bright, open spaces have emerged where hay and straw used to be stored.In his search for suitable building land, Markus Peter came across a barn on his grandfather's farm that hadn't been used for 20 years.Construction know-how and imagination gave the master carpenter the idea of ​​expanding the upper floor, which was formerly used as a hay store, and converting the barn into a residential building.With his equally talented partner Sabine Pfeiffer, the fixed idea grew into a detailed conversion plan.The farm originally dates back to 1870 and in 1939 a barn was added.The last conversion took place in 1974 with a new cowshed, which was in operation until 1994.Another 20 years later, Markus Peter expanded the upper floor of the old barn in particular.Part of the ground floor is still used as a warehouse, and a wood chip heating system with a wood bunker was added here, which supplies both the adjacent main house and the underfloor heating of the newly created attic apartment.Wood from our own forests is used for heating.The living room opens up to the roof gable at a height of 5.80 m, a narrow gallery creates optically different levels of vision.It was obvious that the master carpenter opted for a timber frame construction: “The basis is a total of 26 individually and mechanically prefabricated walls in timber frame construction with intermediate insulation made of wood wool.On the outside, there is a 6 cm thick soft wood fiber board, 3 cm rear ventilation and then larch cladding.” The larch wood has been specially treated for a visually elegant and calm look, resulting in an even pre-greying.Towards the living room, the wooden posts are followed by classic OSB boards, a generous installation level of 6 cm and then again OSB boards, which are again covered with plaster.The conversion was carried out largely on our own - together with hard-working helpers from family and friends.Among other things, the windows in the entire house were renewed, and large areas of glazing were added, especially to the south."Under the roof we purlined the old coupling purlins with 6mm wood so that we could add 20mm insulation," reports Markus Peter.The roof is clad with trapezoidal sheet metal, since the construction could not have carried any bricks.Two skylights bring additional light into the living areas.The beams were deliberately not covered, but only sandblasted and visibly integrated into the living room.The sofa corner with a fireplace is separated from the cooking and dining area by a practical pantry.The huge living area of ​​360 m2 is cut in the center by a 60 m2 covered terrace.This is south-facing and on this house front there is an additional 1.50 m wide balcony across the entire width.Due to the barn floor plan of 13.5 x 26.5 m, all rooms, including the office and utility room, could be arranged on one level.The two children's rooms also have a gallery.The living, cooking and dining area is kept open, only a practical pantry separates the sofa corner with fireplace from the kitchen.Here, the living space also deliberately opens up to the roof gable at a height of 5.80 m.A narrow gallery creates optically different levels of vision, and a hidden place of retreat has also been created in the pantry.Thanks to a KNX network in the background, the smart barn can be conveniently operated using a tablet with the Gira X1 app - such as the heating, blinds or lighting.The oak floor is hand-planed and embedded with natural oil, the skirting boards flush with the wall are made of the same wood.The ceiling sail above the kitchen block, which Markus Peter built himself from the cowshed beams from 1939, is striking. A wine refrigerator has been integrated into the pantry – its waste heat and that of the freezer is conducted down into the storage room.Another highlight is the huge solid wood table: “I and my father felled the wood for it especially when the moon was waning and in winter,” reports the craftsman.At home on the sofa or on the go: The temperature in each room can be adjusted at any time (image a) or the blinds can be raised and lowered using the Gira X1 app.Since the young couple is not only technically talented, but also has an affinity for technology, they learned about home automation at the Consumenta in Nuremberg.They met the experienced system integrator Klaus Geyer, who has been installing and programming clever solutions for the smart home since 1994: "As the basis for a modern electrical installation, we recommend the KNX standard for fundamental renovations, a solid wired system that is standardized worldwide and manufacturer-neutral and has proven itself on the market over the past 25 years.” The KNX system networks all relevant building services components, special KNX control lines are simply laid parallel to the power cables.Individual functions can be stored on Gira push button sensors – intelligent switches on the wall – blind control per room or for the entire floor and light scenes.Practical on the apartment door: the "All lights off" button.Klaus Geyer and the young clients considered together which solutions should be integrated right from the start and which could possibly be added later in order to keep a manageable budget."That's the nice thing about KNX," Klaus Geyer continues, "that other aspects or completely new technologies can be easily integrated later without having to hack open the walls."
